Ocean County is a shore county, and that changes remodeling here in ways it does not anywhere else we work. Brick, Point Pleasant, Lacey, Berkeley, Barnegat and Stafford are full of lagoon-front and low-lying homes where flood elevation is part of the design before anything else is. Building Permits in Ocean County, Town by Town

Ocean County is the one place where the building department page is worth reading before you plan anything, because several towns publish flood elevation requirements that change a project’s scope. Every town works under the New Jersey Uniform Construction Code. Here is what each construction office publishes, checked September 2026. A blank in a column means the town’s page did not state it, not that no rule exists — confirm with your own town, and if you hire us, this is our job, not yours.

Do flood zone rules affect a remodel in Ocean County?

In much of the county, yes, and they can change the scope before anyone picks a finish. Lacey Township states that building in an AE flood zone requires a flood elevation certificate signed and sealed by a New Jersey licensed surveyor, with the finished floor and outside mechanicals at a base flood elevation of 6 feet. Point Pleasant states that its Design Flood Elevation is three feet above the Base Flood Elevation and that the adopted maps apply to all construction, including additions and renovations. Requirements are set by your municipality, so we establish what applies to your specific address before design begins.

Can I raise my house and remodel at the same time?

It is a common Ocean County project, and the towns are set up for it — Berkeley Township publishes a house-raising checklist that lays out the permitting process for elevating a structure. Raising is its own permitted scope with its own inspections, and the sensible sequence is usually to settle elevation, foundation and mechanical relocation first, then build the finished space on top of a house that is already where it needs to be. We will tell you honestly if doing both at once is the wrong order for your house.

Do you work in the 55-plus communities?

Yes, and a great deal of our Ocean County work is there. The houses in Manchester, Berkeley and Lakewood’s adult communities are small, single-story and built to a handful of repeated plans, which means the same few projects change them most: opening the galley kitchen to the living room, converting a tub to a curbless walk-in shower, and adding a three-season room off the back. Many communities also have their own association approvals on top of the town permit, and we work within those.

How much does it cost to remodel a home in Ocean County?

A kitchen runs roughly $25,000 to $85,000 and up, a bathroom roughly $18,000 to $55,000 and up, sunrooms about $100 per square foot screened, $200 three-season and $260 four-season, and additions $250 to $450 per square foot and up. The shore-specific variable is elevation and foundation work in a flood zone, which no national cost table accounts for.
