Monmouth County holds three different housing markets at once. West of the parkway, Colts Neck, Marlboro, Manalapan, Howell and Freehold built out through the 1980s, ’90s and 2000s with large colonials on acre-plus lots, where the outdoor living space is usually the project. Along the water, Rumson, Red Bank and Tinton Falls hold older, more valuable homes where a renovation is expected to look original when it is finished. The bayshore — Hazlet, Aberdeen, Holmdel — is post-war capes and ranches. Kitchen Remodeling
The colonials west of the parkway have the footprint already and need the cabinetry, stone and layout brought up to the rest of the house. In Rumson and Red Bank the standard is higher and the detailing has to match a home that was well built to begin with.
Bathroom Remodeling
Primary suites in the 1990s developments were sized generously and finished on a budget. Full renovations, walk-in showers and tub-to-shower conversions, waterproofed and ventilated properly the first time.
Basement Finishing
Almost every colonial west of the parkway sits on a full basement with real ceiling height — the cheapest usable square footage you can add. Framing, egress, moisture control, bathrooms and wet bars, finished to code.
Home Additions
First-floor bump-outs, primary suites, in-law suites and full second stories. On acre lots out west you usually have room to build out; closer to the water, coverage limits often decide it for you.
Custom Decks

Building Permits in Monmouth County, Town by Town
Monmouth is the county where the permit process actually differs most from town to town — several municipalities now take construction applications online, and several still do not. Every one works under the New Jersey Uniform Construction Code. Here is what each construction office publishes, checked September 2026. Confirm with your own town before you plan around it — and if you hire us, this is our job, not yours.

Monmouth County Remodeling FAQs
Do I need a permit to remodel a house in Monmouth County?
For almost anything beyond cosmetic work, yes. Freehold Township draws the line clearly: painting, paneling, tiling and replacing fixtures or cabinets need no permit, but replacing electrical wiring or plumbing and building or removing walls does. Colts Neck warns specifically that work people think of as maintenance can still require one. The permit is filed with your municipality, not the county. We prepare the drawings, file it and meet the inspectors.
Can I apply for a Monmouth County building permit online?
In some towns. Holmdel, Colts Neck, Marlboro and Freehold Township all state that construction permit applications can be filed online. Howell says online submittal is coming. Rumson and Manalapan state no online portal, and Red Bank and Hazlet use their portals for inspections and permit status rather than applications. Even where filing is online, Holmdel notes that sealed drawings still have to come in on paper. If we are building the project, we file it whichever way your town requires.
How much does it cost to remodel a home in Monmouth County?
A kitchen runs roughly $25,000 to $85,000 and up, a bathroom roughly $18,000 to $55,000 and up, a finished basement $45 to $130 per square foot, and an addition $250 to $450 per square foot and up. Monmouth has the widest spread of any county we work in, because the finish level a house calls for in Rumson is not the one it calls for in Howell. We price the actual job after seeing it.
