Most garages in New Jersey were never built to be lived in. The slab is pitched toward the door and sits below the house floor. A home addition of the same size starts around $250 per square foot, which is why the conversion is usually about half the price.

What moves a number inside that range is mostly invisible from the driveway: how far the slab has to come up to meet the house floor, whether the existing electrical panel has capacity for a new circuit run, how far the bathroom is from the nearest sewer line, and how much of the front wall has to be rebuilt to get a compliant window opening in. We price those after walking the garage, not before.

Does a converted garage count as finished square footage?

It can, if it is finished to the standard of the rest of the house, has at least 7 ft of ceiling height, is heated by a permanent system rather than a portable heater, and is directly accessible from the other living space. A detached garage conversion does not count toward gross living area because it is not contiguous with the house.

Can I convert my garage into an apartment?

That depends on your municipality. New Jersey has no statewide accessory dwelling unit law, so a separate unit with its own kitchen and entrance is permitted only where local zoning allows it — and in most single-family zones it requires a use variance. A suite that stays part of the main house is a far simpler path.
